With so few sales each month in these three communities, averages and ratios swing on individual deals — especially in a nine-sale August. The HPI benchmark below is the steadier gauge of value.

02 — Observation

A quiet August —
with faster sales.

Behind the nine sales: pace, negotiation and where the benchmarks moved.

August brought just 9 sales across the three communities — half of last August’s 18, and the quietest August in at least four years (17, 16 and 18 in the three before). The spring’s strong pace paused for midsummer, but the year’s lead is intact: 143 sales to date against 110 last year, still 30% ahead.

The pace and the pricing tell different stories. What sold, sold fast: 34 days on market on average, 21 days quicker than last August and the fastest August since 2023. But buyers negotiated harder: the sale-to-list ratio of 91.7% is the lowest August in four years — well-priced homes moved quickly, while ambitious asks were bargained down. The $3.17M average and $2.95M median rest on just nine sales.

Benchmarks held essentially flat: Old Oakville edged up 0.6% on the month to $2.53M, Morrison eased 1.2% to $3.27M, Ford 0.6% to $1.73M. Against last August — Morrison −6.0%, Old Oakville −1.1%, Ford −9.5% — the gaps opened almost entirely last fall, and all three lines have held level through 2026.

MLS® Home Price Index single-family benchmark prices — not an average of the month’s sales. August 2025: Morrison $3,480,900 · Old Oakville $2,555,500 · Ford $1,910,600.

A quiet August still got deals done: some of the nine closed near ask, others after real negotiation. The market hasn’t stopped — it has settled into a home-by-home pace.
