Southeast Oakville market brief — October 2026.
Sales nearly matched last October, closing most of September’s gap. But new listings jumped to a four-year October high, homes took longer to sell, and the Morrison and Old Oakville benchmarks eased again.
October in numbers.
With so few sales each month in these three communities, averages and ratios swing on individual deals. The HPI benchmark below is the steadier gauge of value.
More listings,
the same pace of sales.
Behind the nineteen sales: supply, pace and where the benchmarks moved.
October brought 19 sales across the three communities — up from 13 in September and one short of last October’s 20, in line with the 17–21 range of the past four Octobers. September ran 43% behind last year; October, just 5%. Year to date, 175 sales against 153, 14% ahead — the lead was 30% in August and 17% in September.
The bigger change was supply. After September’s four-year low, 53 new listings made this the busiest October in four years, 26% more than last October — while Oakville-wide new listings hit a four-year October low. Homes sold in October spent an average of 44 days on the market, up from 34 in September and five more than last October.
Sellers received 93.8% of their original asking price on average, level with September and above last October’s 91.7%. None of the 19 sold above list; four closed within 3% of list, while five sold more than 10% below. The $2.88M average is the highest October in four years, but it leans on three sales of $5M and up, including a vacant lot on Chancery Lane. The median, $2.28M, is the better read on a typical sale.
The benchmarks split this month. Morrison eased another 1.4% to $3,155,600 and Old Oakville 1.0% to $2,435,600, while Ford edged up 1.3% to $1,709,300 — as the town-wide benchmark held level. Against last October: Morrison −3.6%, Ford −3.1%, Old Oakville −1.3%. Since August, Morrison and Old Oakville are each down nearly 4%.

One set of numbers,
three situations.
If you’re selling
More homes were newly listed here than in recent Octobers, and homes sold in October spent an average of 44 days on the market. Some sold close to asking within weeks; others took months and larger concessions. Preparation and positioning can make a meaningful difference.
If you’re buying
More homes were newly listed this October than in recent years. Homes sold at 93.8% of original asking on average, but results varied widely. A sound offer depends on the property’s listing history, condition and comparable competition.
If you’re waiting
November and December are usually the year’s quietest months. The question now is whether October’s jump in new listings carries into the winter.
