The approach
Every property deserves a strategy built around its strengths. For this link home, that meant the renovated kitchen and the garden: staging, photography and a brochure built around them, pricing with care in a slow September, and managing the offer process closely once buyers responded.
01 — The challenge
A buyer’s market, and a home that had to earn attention.
September 2026 was not a hot month in Oakville: sales hit a multi-year low for the month, and buyers had time to compare. 2072 Glenada Crescent is a two-storey link home of about 1,412 square feet above grade, in a price range where buyers have plenty to choose from.
Our task was to make its real strengths impossible to miss — and, once they were seen, to hold the price.
The Oakville market behind this sale →02 — Preparation & presentation
Built around the kitchen and the garden.
The sellers had looked after this home for eight years, inside and out. What it needed before market was focus, not transformation. We suggested a few adjustments, then arranged professional staging so that the renovated kitchen — nearly twenty-five feet of it, with an island at its centre — and the way the living room opens to the deck came through clearly, in person and in photographs.
The photography and a twelve-page brochure followed the same idea: the kitchen first, then the cedar deck under its pavilion and the fully fenced garden, then the rest of the plan, with complete floor plans for all three levels.
We chose not to produce a video for this home. Here, staging, photography and a well-made brochure showed the home at its best — and gave buyers something to take away with them.
Good marketing means choosing the tools that best serve the home.

03 — Pricing & negotiation
Priced to be taken seriously. Managed to the finish.
In a slow month, the price has to be right from the start. We listed at $1,099,000, grounded in the market — a number buyers could act on, and one we could stand behind.
As buyer interest built, we handled the more sensitive conversations ourselves and kept the offer process moving. Clear communication and prompt decisions kept the deal on track — and played a part in the final result.
04 — The result
Two offers in the first week. Sold at the full asking price.
That was a September when Oakville sales hit a multi-year low.
Eight years after we helped this family buy the home, we helped them pass it on to the next one.
05 — In our client’s words
We have worked with Bob Wang and Elisa Zhang for over eight years. They originally helped us buy our home, and when it came time to sell, there was no doubt about who to call.
They carefully evaluated our property’s condition and arranged truly stunning staging that left a lasting impression on potential buyers who walked through the door.
Thanks to their market wisdom, precise pricing, and flawless execution of their strategy, our home attracted multiple competing offers and successfully sold at the full asking price!
Their experience and skillful handling of some delicate communications made a real difference. They took the pressure off us, kept the process moving, and helped us achieve a result we couldn’t be happier with.
